The way people find professional services is changing. Fast.
It used to be simple. Someone needed a surveyor, they typed it into Google, clicked a few links, made a decision. Your website ranking mattered. Your SEO mattered. Traffic came in.

That model is breaking down.

More and more people are going straight to AI tools – ChatGPT, Perplexity, Google’s AI Overviews – and asking their questions there. “What survey do I need for a 1930s semi?” “Find me a building surveyor in Bristol.” “What does a quantity surveyor do on a commercial project?” “Do I need a party wall surveyor before I start my extension?” “How do I find a valuation surveyor for a commercial property?”

Website traffic is already falling

Organic traffic from Google has been dropping for many businesses as AI summaries take over the top of search pages. People get what they need without ever clicking through. Your website could be ranking exactly where it always has, and still sending you fewer visitors than it did a year ago.

This applies across the whole profession. It is not just residential building surveyors who need to pay attention. But here is the opportunity

Before this starts to sound like bad news, it is worth understanding the full picture.

Whilst overall website traffic is falling, the data is showing something interesting about the visitors who do arrive via AI search. Conversion rates are significantly higher than those from traditional organic search.

The reason is intent. When someone finds your firm through an AI tool, they have already had their questions answered. They know what a party wall surveyor does. They understand the difference between a Level 2 and Level 3 survey. They have compared options. By the time they reach your website or pick up the phone, they are not browsing – they are ready to instruct.

Traditional website visitors often arrive at the top of the funnel and need educating before they convert. AI search delivers them further down it.

That changes the maths entirely. Fewer visitors, but better ones.

What does effective AISEO actually look like?

It is not about tricks or shortcuts. It is about things done consistently.

Create content that AI tools will trust and reference

AI tools pull from sources they consider credible. That means content that is clear, specific, well-structured, and genuinely useful. Not generic. Not vague. Content that answers real questions with precision – the kind of questions your clients are actually asking about your specialism, whether that is reinstatement cost assessments, schedule of condition reports, measured surveys, or construction cost advice.

Build a FAQ section and make it work hard

This is one of the most underused tools in a surveying firm’s content arsenal. AI tools are built to answer questions – and they actively look for content that does the same. A well-constructed FAQ page on your website, covering the real questions your clients ask before they instruct you, is exactly the kind of structured, specific content that AI tools trust and reference.

Think about the questions you answer on every initial call. What is the difference between a Level 2 and Level 3 survey? How long does a party wall agreement take? What does a quantity surveyor charge for a new build project? Do I need a measured survey before planning permission? Write the answers down. Put them on your website. That content works for you around the clock.

Structure your content for machines, not just for readers

AI models process text differently to humans. They look for patterns, answers, and structure. Clear headings, short paragraphs, and logical flow all help. If your website content is dense and unstructured, AI tools will struggle to use it – and they will reach for someone else instead.

Think local and topical

Surveying is inherently tied to location and specialism. AISEO needs to reflect both. Write for the questions people are asking about specific locations, property types, project types, and market conditions relevant to your work. Combine local relevance with deep topical authority in your area of practice.

Be credible and consistent everywhere

AI tools favour firms with consistent signals across the web – reviews, mentions, citations, and a coherent message. That means your Google Business profile, your directory listings, your social presence, and your website all need to tell the same story. Inconsistency undermines trust. Show up the same way everywhere.

Build it into your strategy, not just your to-do list

GUARD Workshop – 31st March

The RICS professional standard on Responsible Use of AI in Surveying Practice is in effect from next Monday 9th March. Are you aware of it or prepared for it?

The GUARD Workshop runs on Tuesday 31st March, 1:00 – 2:00 pm. It is a focused, 60-minute session for surveyors and firm directors who need to understand the standard and start acting on it.
